Concept Design

Preliminary Design
Our team refines the selected concept into more detailed drawings and plans. This phase further develops the building's form, materials, and overall design, ensuring alignment with the client's objectives.
Developed Design
We undertake detailed design work, producing comprehensive plans, sections, elevations, and specifications. This stage includes coordination with structural, mechanical, electrical, and other consultants to integrate all aspects of the building seamlessly.
Detailed Design and Documentation
We prepare final detailed drawings and specifications required for construction. This includes all architectural, structural, and service details necessary for the building consent application and the construction process.
Resource Consent
Resource consent is essential for projects that may impact the environment or do not comply with the local district plan. Our team prepares and submits the application, including an assessment of environmental effects and consultation with affected parties, to the local council for approval.
Building Consent
Upon obtaining resource consent, we submit a building consent application to the local council. This application includes detailed plans and specifications demonstrating compliance with the New Zealand Building Code. The council reviews the application to ensure the building will be safe, healthy, and durable.
Tendering and Contractor Selection
We facilitate the tendering process, inviting contractors to submit their bids. A builder is selected based on pricing, experience, and proposed timeline to ensure the best fit for the project.
Construction
The building is constructed according to the approved plans and specifications. Our team conducts regular inspections alongside the council and other consultants to ensure compliance with the building consent and code requirements.
Completion and Handover
Upon completion of construction, a final inspection is conducted, and a Code Compliance Certificate (CCC) is issued by the council. This certificate confirms that the building complies with the building consent and the Building Code. The building is then handed over to the client.
Post-Construction
We address any defects during the defects liability period and ensure the client's satisfaction with the completed building, providing support and maintenance as needed.
